By renting or renting out a room through Ett tak you agree on some basic rules and terms of the service. The comfort rules clarify roles and commitments for each party. To be able to use the service, you must certify that you have read the comfort rules. By signing them, each of the prospective landlords and tenants confirms that they accept and wish to contribute to a shared accommodation characterized by trust, security and well-being for both parties. The signed comfort rules are included as attachments in all tenant agreements.
You agree to contribute to an accommodation and co-living under pleasant forms in a reciprocal relationship between the landlord (the senior) and the tenant (the student).
Both parties agree to work for a relationship with their landlord/tenant based on communication, mutual attention and respect. It’s not about applying rules but rather a common understanding in getting to know each other and to build good relationships that work for both parties.
Everyone is held equal before the law and has equal rights. No discrimination may occur.
Respect each other’s privacy, do not enter a room without being invited, except in case of emergency or danger.
There are ups and downs. Share knowledge and experience without excessive reference either to idealized past or present.
Greet each other when you meet in the home, even bad days. Think of the other as your guest or host.
Do not include any illegal substance or object in the residence.
Think about the sound level. Pick up after you. Clean the items that you use. Do not take or use other people’s property (food, consumables, telephone, etc.) without consent. Inform each other if you will be away for several days.
Offer to help if the other seems to have temporary problems.
Consider the environment. Do not use more electricity and water than necessary. Sort the waste when there are possibilities.
The landlord undertakes to provide a functional accommodation and ensure that it is available in peace and quiet. The landlord shall make the necessary repairs and notify his insurance company that the student lives in the residence.
The tenant commits to comply with the parties agreements and pay the deposit and rent to Ett tak in accordance with the tenants agreement and rental invoice. The tenant shall use the accommodation in a manner that does not disturb the landlord or neighbours. The tenant shall ensure that the rooms are kept clean and tidy (kitchen, bathroom …) as well as their own room and replace or repair the items that may be damaged. The accommodation is intended only for the tenant him/herself. The landlord and the tenant must both have a home insurance.
Ett tak commits to occasionally check how things are going and that the members follow the comfort rules. Throughout the time of the tenant agreement, Ett tak is always available for a call, both for tenant and landlord.
Should the parties for any reason disagree of something, please contact Ett tak. Mainly to take the part as mediator to help finding a solution. One way is to examine whether both parties follow what has been agreed and what is stated in the contract and the comfort rules. First, we try to find a solution together.
If you can not come to an mutual understanding, the accommodation will end:
Should there arise another occasion, where the same party causes a situation again where the parties do not agree, it shows that it is not possible for that party to contribute to a safe and enjoyable service. This will lead to the person being shut down from the service and thus terminating the accommodation. The same applies if the landlord / tenant does not follow the comfort rules or Tenancy agreement.
